North Corktown Housing Community Land Trust

The North Corktown Neighborhood Association has begun the process of developing attainable and equitable housing within the boundary of the North Corktown Neighborhood.

In 2024, NCNA participated in Tomorrow’s Housing Innovation Showcase.

We developed 7 manufactured homes across a variety of builders.

These homes will be a part of the North Corktown Housing Community Land Trust (NCHCLT).

A community land trust is a type of shared equity homeownership that preserves lasting affordability for generations.

What is a Community Land Trust (CLT)?

A Community Land Trust (CLT) is:

  • A nonprofit community organization that owns land in a community and leases it to residents for long term affordable housing.

  • The NCHCLT hold 7 newly built homes in trust and is currently offering them for sale for the first time.

Steps to Owning a CLT Home

Step 1: Attend a CLT Orientation with NCNA & NCHCLT

Sign up to attend a CLT Orientation HERE.

Step 2: Take a Homebuyer Education Certification with MiSide

Take a homebuyer education certification course with MiSide. Email homeownershipadmin@miside.org to connect with a homebuyer counselor.

Step 3: Complete an Application and Income Verification with your MiSide Counselor.

  • Provide copies of 3 full months of most recent pay stubs for all individuals 18+ years old living in the home.

  • Copies of 2 years of federal tax returns

  • Copies of 2 months of most recent bank statements for all accounts

  • Application fee/household

Step 4: Obtain pre-qualification letter from lender

Obtain a prequalification letter from a lender who can lend on a CLT Mortgage. You will be provided with a list of qualified lenders after you have completed your homebuyer education and income verification.

Step 5: Meet with a buyers agent/realtor to tour homes and submit an offer.

Once you have completed the above steps you can then meet with an agent to tour homes and make an offer.

Please note that completing the above steps do not guarantee you will be able to purchase one of these homes and that depends on a number of factors such as income, credit scores, and ability to qualify for a mortgage.

The Housing Innovation Showcase (T.H.I.S.)

In collaboration with the Gilbert Family Foundation (GFF) , the North Corktown Neighborhood Association (NCNA) is working to develop attainable housing using a variety of housing technologies.

We are currently in the process of community engagement with the residents of North Corktown.
